“I had an excellent experience with this electrician from start to finish. Communication was prompt and professional, the work was completed on schedule, and the quality of craftsmanship was outstanding. They took the time to explain the process clearly, addressed all of my questions, and ensured everything was completed safely and up to code. The attention to detail, professionalism, and respect for my home truly stood out. I would confidently recommend their services to anyone looking for reliable, high-quality electrical work. After a tree fell and took out the power line to our home, Brandon from Schultz Family Electric was at our house within the hour. After evaluating the damage, the news wasn’t great due to the age of our home, but Brandon immediately reassured us by saying, ‘Don’t worry. I got you.’ And he absolutely did. The entire housing setup needed to be upgraded, and he wasted no time getting started. He provided a precise and fair estimate, set us up with a generator for temporary power, and kept us informed every step of the way. Brandon and his coworker, Armando, completed the entire job in just one day. Their efficiency, professionalism, and dedication during such a stressful situation were truly exceptional. Brandon and Armando are genuinely good people: trustworthy, friendly, and honest. It’s rare to find contractors who combine such high-quality workmanship with integrity and compassion. I know I still have more projects to complete on my home, and Brandon will absolutely be the first person I call for any future electrical work.”

Would highly recommend! Brandon came to see us after hours the day we called to help us with our set up. We got a portable generator and had never owned any sort of generator before. He explained everything which we needed and any additional add-ons we might want for the future, but did not push us on ANYTHING. He showed us exactly the parts we needed on Amazon we could get ourselves to save a bit of money as well. Workers came out and were done in the span of 2 hours or so. They even did a little extra by routing the wiring so that the port outlet for the generator could be behind our fence as we asked for safety purposes. After all was done they showed us the steps on getting the generator running during outages and we did a test run so make sure all went well. They will also do maintenance and checks on your generator annually or bi-annually each year so to make sure all is well before hurricane season. Definitely will be my go to electrician.

Electrical Inspection Service

An electrical inspection is a thorough, careful examination of your home’s electrical system to find hazards, code issues, and worn components. Much of an electrical system is hidden away inside walls, panels, and connections where problems quietly develop out of sight. A proper inspection brings those hidden issues into the light before they ever cause a fire, a shock, or a costly failure. A trained electrician knows exactly what to look for and precisely where the most common problems tend to hide. The inspection covers the service, the panel, the wiring, the outlets, the grounding, and all the safety devices throughout the home. Schultz Family Electric performs every inspection with the same genuine care and honesty we bring to every other job. We document what we find and explain it in plain terms so you fully understand the real condition of your system. We never invent problems to pad a bill, because honesty is exactly how we earn lasting trust with our neighbors. A good inspection gives you a clear, factual picture of your home’s electrical safety with nothing hidden. Understanding what a thorough inspection actually covers shows clearly why it is such a valuable investment in your home.

The main service and the panel are the heart of the system, and the inspection always examines them closely. The panel distributes power to every circuit in the home, and its condition affects the safety of the entire house. We open the panel and carefully inspect the breakers, the bus bar, and all of the connections for problems. We look closely for heat damage, corrosion, loose connections, and the telltale signs of arcing. We check whether the panel is one of the outdated or recalled brands now known to be genuinely unsafe. We confirm the breakers are properly sized and rated for both the panel and the circuits they protect. We examine the service entrance and the meter base for any damage or corrosion building over time. We assess whether the service capacity actually meets the real demands of the modern home. A single panel problem can endanger the entire home, so we inspect this area with particular care. Finding panel issues early is what prevents the dangerous failures and fires they can otherwise cause.

The wiring and the connections throughout the home receive especially close attention during a thorough inspection. Much of the wiring runs hidden inside the walls, where age and damage are simply not visible to the eye. We look carefully for the outward signs that point to wiring problems developing behind the surface. We check all accessible wiring for damage, improper splices, and the outdated types that carry real risk. We identify aluminum branch wiring, knob and tube, and the fabric insulated conductors common in older homes. We look for the backstabbed connections and loose terminals that so frequently cause failures over time. We examine the junction boxes to confirm the connections inside are secure, proper, and accessible. We check for the overloaded circuits and improper modifications that homeowners and handymen often make. Faulty wiring is a leading cause of electrical fires, so we examine this area as thoroughly as we possibly can. We also note any wiring that was added without a permit or that simply does not meet the modern code. Identifying wiring issues during an inspection lets you address them well before they ever become dangerous.

Outlets, switches, and devices are inspected throughout the home for both safety and proper function. We test the outlets carefully to confirm they are properly wired and genuinely grounded. We look for the reversed polarity and the missing grounds that quietly create real hazards. We identify the two prong outlets that reveal an older system lacking proper grounding. We check for GFCI protection in all the wet and damp areas where the current code requires it. We confirm AFCI protection is present in the locations where the modern code now calls for it. We look for the warm or discolored devices that signal a dangerous connection building heat inside. We test the switches and devices to confirm they all work safely and exactly as they should. These devices are where you interact with the electrical system every single day, so their safety truly matters. A thorough device inspection catches the hazards that are quietly hiding in plain sight around the home.

Grounding and bonding are critical safety systems that the inspection examines with real care. We inspect the grounding electrode system that physically connects the home to the earth itself. We check the all important connection running from the panel to the grounding electrodes. We look closely for the corrosion that our humid coastal climate causes at these vital connections. We confirm the equipment grounding throughout the home is intact and continuous from panel to device. We test the outlets to verify that the protective grounding path is actually present and working. We inspect the bonding of the metal water pipes, the gas pipes, and the other metal systems. We confirm no dangerous potential difference can exist between the metal surfaces in the home. Grounding protects against shock and also supports surge protection, so we examine it especially closely. Finding the grounding gaps during an inspection lets us restore the protection the home is supposed to have.

Safety devices like smoke detectors and surge protection are an important part of a complete inspection. We check the smoke detectors and the carbon monoxide detectors for both their presence and their function. We confirm they are placed in all the locations the code requires throughout the home. We look carefully at whether the home has whole house surge protection installed at the panel. We assess the home’s real vulnerability to the damaging surges our frequent storms produce. We check for the AFCI and GFCI protection that guards against both fire and shock hazards. We identify the places where modern safety devices are missing entirely or have grown outdated. We note the age of the smoke detectors, since they expire and lose reliability after about a decade. These devices are the last line of defense for your family, so their condition matters a great deal. We explain honestly which safety upgrades would genuinely improve your protection and which are unnecessary. A complete inspection always accounts for the devices specifically meant to protect your family from harm.

Every electrical inspection at Schultz Family Electric follows the same careful, thorough process from start to finish. We examine the service, the meter base, and the main panel closely for any problems or hazards. We inspect the wiring and the connections throughout for damage, age, and improper work. We test the outlets, the switches, and the devices in every part of the home. We check the grounding and the bonding that together protect everyone against shock. We assess the safety devices that guard your family against both fire and damaging surges. You receive a clear, written summary of everything we find, explained in plain and honest terms. We tell you which issues are genuinely urgent and which ones can reasonably wait for now. We never invent problems or push work that your home does not actually need. The diagnostic fee disappears the moment you choose us for any resulting repair work. Every inspection we perform reflects the honesty and the care that truly define how we work.

The Importance of a Licensed Electrician for Electrical Inspection in Angleton

An inspection is only as valuable as the knowledge of the person performing it, which makes a licensed electrician essential. A licensed electrician knows the code, recognizes the hidden hazards, and understands exactly what each finding means for your safety. That license is earned through exams, supervised field hours, and proven competence, none of which an unlicensed inspector can offer. In Angleton, many inspection findings tie directly to code requirements that only a licensed contractor fully understands. The danger of a poor inspection is real, because a missed hazard leaves a fire or shock risk hidden in your home. A licensed electrician can not only find the problems but also correct them properly to the code. An honest, licensed professional tells you the truth about your system rather than inventing work or missing real dangers. Schultz Family Electric holds license number 748217 and backs every job with a lifetime craftsmanship warranty. When you are trusting an inspection to reveal hidden hazards, the expertise of a licensed electrician is what makes it meaningful. For the safety of everyone in your home, that expertise is well worth it.

Commonly Asked Electrical Inspection Questions

An electrical inspection reveals the hidden hazards and code issues in your system before they cause a fire or failure. These are the questions Angleton homeowners ask us most often before scheduling an electrical inspection:

There are several situations when an electrical inspection is genuinely worthwhile. Buying a home is one of the most important times to have the electrical system inspected. Selling a home is another, since an inspection can address issues before they complicate a sale. An older home that has never been inspected deserves a thorough look at its system. A home that has had recent electrical problems should be inspected to find the cause. Before a major remodel or addition, an inspection reveals what the existing system can support. After buying a home with unknown electrical history, an inspection brings peace of mind. These moments are when an inspection delivers the most value.

Certain warning signs also call for an inspection regardless of timing. Frequent breaker trips suggest a problem worth investigating thoroughly. Flickering lights, warm outlets, or a burning smell all warrant a professional look. Two prong outlets throughout a home reveal a system that may need attention. An older or recalled panel is a strong reason to have the system inspected. Any shock or tingle from an appliance points to a problem an inspection would find. These signs indicate that hidden issues may be developing. Acting on them early prevents larger problems down the road.

Schultz Family Electric helps you know when an inspection makes sense. We recommend an inspection when buying or selling a home. We suggest one for older homes that have never been thoroughly checked. We inspect before major remodels to confirm what the system supports. We respond to the warning signs that suggest hidden problems. We explain what an inspection would cover for your situation. We never push an inspection you do not genuinely need. The diagnostic fee disappears when you choose us for any resulting work. A well timed inspection protects both your safety and your investment.

A thorough electrical inspection covers every major part of your home’s electrical system. We examine the main service, the meter base, and the entrance for damage and capacity. We open and inspect the panel, checking the breakers, the bus bar, and the connections. We look at the wiring and connections for damage, age, and improper work. We test the outlets, switches, and devices throughout the home. We check the grounding and bonding that protect against shock. We assess the smoke detectors, surge protection, and other safety devices. Together, these checks give a complete picture of the system’s condition.

The inspection goes beyond a quick visual glance at the obvious parts. We look for the hidden signs of problems developing behind the surface. We check for outdated wiring types and recalled panel brands. We test outlets for grounding, polarity, and proper function. We identify missing GFCI and AFCI protection the code now requires. We look for the heat, corrosion, and arcing that signal danger. We document everything we find for your clear understanding. This thoroughness is what makes an inspection genuinely useful.

Schultz Family Electric performs a complete, careful inspection. We examine the service, the panel, and the connections closely. We inspect the wiring and devices throughout the home. We test the grounding and check the bonding of the metal systems. We assess the safety devices that protect your family. We document our findings in a clear, written summary. We explain what we find in plain, honest terms. The diagnostic fee disappears when you choose us for any resulting repair. A complete inspection gives you the full picture of your system.

The time an inspection takes depends on the size and complexity of the home. A smaller home with a straightforward system takes less time. A larger home with more circuits and devices takes longer. The condition of the system affects the time as well. A system with many issues requires more documentation. An older home often has more to examine than a newer one. We take the time needed to inspect thoroughly rather than rushing. A proper inspection is worth the time it takes.

Several factors influence the length of an inspection. The number of outlets, switches, and devices affects the time. The accessibility of the panel and wiring plays a role. A home with a complicated or modified system takes longer. The depth of inspection you want also matters. We never rush an inspection just to finish faster. A thorough job catches the hazards a quick look would miss. We give you a realistic expectation before we begin.

Schultz Family Electric inspects thoroughly without wasting your time. We take the time needed to examine the system properly. We work efficiently while never cutting the inspection short. We give you a realistic expectation of the time involved. We document our findings carefully as we go. We explain what we find in plain terms. We respect your time throughout the process. The diagnostic fee disappears when you choose us for any resulting work. A thorough inspection is time well spent on your safety.

An inspection finds many hidden problems, though some limitations exist with wiring inside walls. Much of the wiring runs concealed where it cannot be directly seen. A skilled electrician reads the outward signs that point to hidden problems. Warm outlets, flickering lights, and tripping breakers all hint at concealed issues. Testing outlets reveals grounding and wiring faults behind the surface. The panel shows evidence of problems on the circuits it feeds. We use our experience to identify what the visible signs reveal. While we cannot see through every wall, we find far more than a homeowner would.

There are ways we examine the concealed parts of the system. We inspect every accessible point where the wiring can be seen. We open junction boxes and the panel to check connections. We test outlets and circuits to reveal faults in the hidden wiring. We look at attics and crawl spaces where wiring is often accessible. We read the patterns that point to problems behind the walls. We recommend further investigation when the signs warrant it. This combination reveals most hidden problems worth finding.

Schultz Family Electric finds the hidden problems an inspection can reveal. We inspect every accessible point in the system. We test the outlets and circuits to reveal concealed faults. We check the attic and crawl space wiring where we can. We read the signs that point to problems behind the walls. We recommend deeper investigation when it is warranted. We explain what we find and what it means. The diagnostic fee disappears when you choose us for any resulting repair. A skilled inspection uncovers far more than meets the eye.

When an inspection finds a problem, we explain it to you clearly and honestly. We document each issue and describe what it means for your safety. We tell you which problems are urgent and which can reasonably wait. We never exaggerate an issue to pressure you into work. We lay out your options for addressing each finding. We explain the work involved and what it would cost. You decide how to proceed with full information in hand. Our role is to inform you, not to pressure you.

The findings fall into different levels of urgency. Some issues are immediate hazards that need prompt attention. A burning smell, arcing, or a recalled panel falls into this group. Other issues are important but not emergencies, like missing GFCI protection. Some findings are minor and can be addressed at your convenience. We sort the findings so you understand the priorities. We help you plan the work in a sensible order. This clarity lets you address your system thoughtfully.

Schultz Family Electric handles inspection findings with honesty. We document each problem clearly in your summary. We explain which issues are urgent and which can wait. We lay out your options for each finding in plain terms. We never pressure you into work you do not need. We can perform the repairs you choose to move forward with. The diagnostic fee disappears when you choose us for that work. We back every repair with our lifetime craftsmanship warranty. Honest findings let you protect your home on your terms.

An electrical inspection is strongly recommended when buying a home. A general home inspection often gives the electrical system only a brief look. A dedicated electrical inspection examines the system far more thoroughly. Buying a home is a major investment, and hidden electrical problems are costly. An inspection reveals the true condition before you commit to the purchase. It can uncover outdated wiring, an unsafe panel, or missing protection. These findings can affect your decision or your negotiation. The knowledge an inspection provides is well worth it.

There are real reasons to inspect before buying. An older home may have wiring or a panel that needs replacement. A home with unknown history may hide problems from past work. A recalled panel is expensive to address and important to know about. Missing grounding or GFCI protection affects both safety and cost. An inspection turns unknown risks into known facts. That knowledge helps you make an informed decision. It also gives you leverage if repairs are needed.

Schultz Family Electric inspects homes for buyers thoroughly. We examine the service, panel, wiring, and devices closely. We identify outdated wiring, unsafe panels, and missing protection. We document everything in a clear summary for your decision. We explain what each finding means for your safety and cost. We help you understand the true condition before you buy. We never exaggerate findings to influence your decision. The diagnostic fee disappears when you choose us for any resulting work. An inspection protects your investment in a new home.

An older home benefits from inspection more often than a newer one. Aging wiring, panels, and connections develop problems over time. A home over a few decades old should be inspected periodically. A home that has never been inspected deserves one soon. After any major electrical work, an inspection confirms it was done right. Following a significant storm, an inspection can catch surge or water damage. These intervals help catch problems before they become hazards. Regular inspection is an investment in an older home’s safety.

Several factors affect how often to inspect an older home. The age and type of the wiring influence the schedule. An outdated or recalled panel warrants closer attention. A history of electrical problems suggests more frequent inspection. Major additions or appliance changes are reasons to inspect. Our coastal climate accelerates corrosion, which argues for regular checks. We help you set a sensible schedule for your home. The goal is catching problems before they cause harm.

Schultz Family Electric helps keep your older home safe. We inspect the aging systems that develop problems over time. We pay close attention to outdated wiring and panels. We check for the corrosion our coastal climate causes. We recommend a sensible inspection schedule for your home. We explain what we find in plain, honest terms. We never push inspections more often than your home needs. The diagnostic fee disappears when you choose us for any resulting work. Regular inspection protects an older home and the family in it.

An electrical inspection can sometimes help with your homeowner’s insurance in meaningful ways. Insurers care deeply about the safety and condition of a home’s electrical system. Faulty wiring is a leading cause of house fires, so it draws their close attention. An inspection that documents a safe, code compliant system can support better coverage terms. Some insurers ask for an inspection before they will write a policy on an older home. Others may adjust rates based on the condition and age of the electrical system. Addressing the issues an inspection finds can remove the concerns an insurer would raise. The documentation an inspection provides is valuable when dealing with your insurance.

Certain electrical conditions affect insurance more than others. An outdated or recalled panel is a known concern that can complicate coverage. Aluminum branch wiring and knob and tube wiring often raise red flags for insurers. Missing grounding or a lack of GFCI protection can also be a factor. Correcting these issues, and documenting the work, can ease an insurer’s concerns. An inspection identifies exactly which conditions might affect your coverage. It also gives you the documentation to show problems were addressed. That paper trail can make a real difference with your policy.

Schultz Family Electric provides inspections that support your insurance needs. We examine the system for the conditions insurers care about. We identify outdated panels, old wiring, and missing protection. We document the findings clearly in a written summary. We can correct the issues that affect your coverage. We provide documentation of the work for your insurer. We explain which conditions matter for insurance in plain terms. The diagnostic fee disappears when you choose us for any resulting work. A documented, safe system can help with both coverage and peace of mind.
